
The home selling process can be stressful and you want an agent who can be direct and honest with you, as well as one who supports you through the entire process. The Seller Consultation is like an interview for both sides. You want to hear the agent’s plans for pricing and selling your home and the agent wants to hear that you are serious about selling and realistic about the current housing market trends and pricing of your home. It is a chance for both sides to get to know each other a bit and determine if the relationship is one they want to move forward on. And did you know? You can interview multiple agents!
- Discuss the Selling Process – Your Realtor should take you through an overview of the home selling process, answering any questions and addressing concerns you might have. You will discuss more details and specifics after the walkthrough of your home.
- Walkthrough of Your Home – Your Realtor will probably advise you to eliminate personal photos and advise you on safety precautions during showings. They will also recommend eliminating clutter and possibly other design recommendations. This is your chance to disclose any adverse facts about the home that might need to be disclosed and it is also your agent’s opportunity to ask questions about things they notice that might be a question a buyer would have during a showing.
- Discuss Repairs or Improvements – The agent may provide recommendations for any improvements or repairs that should be made to the home before listing it for sale.
- Provide a CMA and Estimated Value – Your agent should provide you with a comparative market analysis (CMA) which is a report that shows recent sales of similar properties in the area, current market trends, and the agent’s recommended listing price for the home. This gives you both the opportunity to discuss any additional improvements or repairs that might add value to the home.
- Marketing Plan – The agent will likely discuss their marketing plan for the property, including how they plan to promote the home to potential buyers and other agents. This might include photography, Open Houses, social media, websites, and other marketing resources.
- Discuss Agent Commission – Finally, the agent will discuss their commission and any other fees associated with the sale of the home. The commission is shared between the selling agent and the buyer’s agent. You should also discuss whether you (the seller) or the agent will pay for the marketing costs.
- Review Your Net Profit On The Sale – Your Realtor should help you calculate the estimated net profit on the sale of your home based on the expenses of the sale and the debt you currently have on the home such as mortgage balance, taxes, etc.
- Decide if you and the REALTOR® are a good fit – The homeowner and agent can use the discussions and dialogue to determine whether all are in agreement with the approach and marketing plan or if more interviews are needed.
